How do you get to RBE?
There are several flights per day from Panama City to David. The two regional carriers are Aeroperlas and Air Panama.

Is Rincon Beach Estates a beach or mainland site?
RBE is located on the mainland with over three miles of coastline. You can see pictures of the site here.

What are the different properties on RBE?
Custom upscale estate lots and villa packages that include a lot and free-standing villa.

How long does it take to build my upscale custom home?
Approximately 14 to 18 months all depending on your specifications, chosen architect/builder, and the weather.

How many of each type of lots are there?
As of June, 2007, 19 waterfront lots and 17 villa sites are available in the current phase. Additional interior estate lots and villa sites will become available later this year.

How big are the lots?
Available waterfront estate lots range in size from 3,240 square meters (.8 acres) to 10,580 square meters (2.6 acres). Villa lots start at 1,120 square meters (.28 acres) to 2,385 square meters (.59 acres).

Do the lots have a view?
Yes, our estate lots will have ocean views, nearby mountain ranges, or the rain forest; and in some cases, all three. Of course, the views depend on which lot you choose.

Are the lots titled?
Yes, all lots at Rincon Beach Estates are fully titled.

Is title insurance available?
Not only is it available and easy to obtain (because all RBE lots are fully titled), but we require that you obtain title insurance as part of the purchase process.

Are there building restrictions (covenants)?
Yes, RBE has covenants in place. You may download a copy of the Co-ownership Regulations by clicking HERE.

Is there a timeframe from date of closing to when construction must begin?
Yes, the Co-Ownership Regulations require lot owners to begin construction within three years from closing.

Is there financing available for estate lot purchases?
Yes, we are offering financing on all estate and villa lot purchases. Please contact us through our CONTACT page to request current down payment requirements and terms. Financing is not offered on Villa/Lot Packages.

How long does it take to build my villa?
Approximately 14 to 18 months to build, depending on your specifications and weather.

Will there be other floor plans available?
We are offering three floor plans: a two bedroom, a three bedroom one-story, and a three bedroom two-story.

Do the villas have a view?
All the villas have either a view of the ocean, the nearby mountain ranges, or the rain forest. It will depend upon which lot you select and the size and positioning of your villa.

When does the construction of my villa begin?
The construction will begin as soon as we receive the building permit and your down payment.

Is there financing available for villa/lot purchases?
Financing is not offered on Villa/Lot Packages; however, if you are interested in purchasing a villa lot for construction of a villa in the future, please contact us through our CONTACT page to request current down payment requirements and terms.

What is on the property?
RBE's amenities include a clubhouse, equestrian center, boat launch and pier, helipad, hundreds of acres for exploring, and over three miles of coastline to enjoy.

What is close by the community?
David is 45 minutes away and Boquete is one hour by car. There you will find shopping, entertainment, airport, hotels, and some of the best coffee in the world. The small fishing village of Boca Chica is only 15 minutes away and offers accommodations, great food, and local fishing boats for rent to the adventurous. Isla Coiba and Hannibal Bank is a one hour boat ride from RBE's beach. Both are known for some of the best sport fishing and scuba diving in the Pacific Ocean.

What is the reliability of utilities?
The utilities are reliable at RBE. We have electricity, water, DirecTV, cell phone, and internet. Occasional power outages occur (primarily in the rainy season), but are normally repaired in a timely manner.

Is there internet?
Yes, we have satellite internet access.

How do I see/visit?
If you are interested in visiting, please contact us. We will schedule a date and time for your visit and will be available to escort you on your tour of Rincon Beach Estates. How does it work if I want to buy?
We require a signed Reservation Form and a Reservation Fee to reserve your lot or villa/lot package of your choice for 60 days. Within that timeframe we will compile your closing documents for review by your attorney and complete the transaction.

How long does it take to close?
It should take no longer than 60 days to close.
