Rincon Beach Estates is open, by appointment only, to prospective residents wishing to tour the property. Your visit will allow you to see the different lots available, the existing villas and estate homes, and to experience for yourself everything RBE has to offer.

To arrange for a visit, please submit your inquiry via our CONTACT form. We will arrange for our Property Manager to personally escort you on a tour of our community.

The Purchase Process

Once you have visited RBE and have selected a lot or villa that you wish to purchase, we have made every effort to make the process as seamless as possible:
  1. STEP ONE: Istana Properties requires a $2,500.00 NON-Refundable Reservation Fee and a signed Reservation Form. This will hold your lot at the current price for 60 days. The Reservation Fee will be applied to your purchase price upon closing.
  2. STEP TWO: Istana Properties will compile all of your necessary closing documents.
  3. STEP THREE: Istana Properties will provide you and your attorney the closing documents for final review. We have utilized standard closing documents for many transactions and very rarely are alterations permitted; however we are available to meet with you and your attorney and cover any questions you may have.
  4. STEP FOUR: Once both parties agree on the closing documents and payment is received, both parties will be required to sign the closing documents and the transaction is complete.
The closing process should take no longer than 60 days.

Our closing package includes the following closing costs: company formation, title insurance, and title report - all mandatory items to own property in RBE. Please consult with your attorney if you have legal questions or concerns regarding this process. The closing costs will be discussed and finalized before signature of the closing documents is required.

Once your property is closed, it takes approximately 14 to 18 months to build your home or villa. Of course, this is an estimate and will vary depending on which builder you hire as well as the size of the construction. We are happy to recommend builders in the area and existing residents are also an excellent resource for this information.
